How to increase your tenant's rent

You are entitled to increase your tenant's rent however from May 1st 2026 you can only do this once per year.
You must also provide your tenant with a minimum of 2 months written notice of the proposed rent increase.

You need to be aware that your tenant can appeal the increase if they believe that it is too much or unreasonable.
Tenancy clauses stating that rent can increase in other ways are no longer applicable.
A tribunal can set a lower rent if they agree that the increase is too excessive.
